Sometimes We Have to Say “No”

Bowport has a reputation for taking on the tough houses that no one else wants, but sometimes we have to say “no”. Such was the case this week. We received an invitation to attend an “open house” for a property in Marietta, Georgia. The sellers were asking $110,000 for the house sitting in a neighborhood where most of the recent sales were north of $200,000. The house two doors down sold for $240,000. Those facts made us interested, and so we went.

The notes on the listing stated “Complete renovation needed. Sale subject to lender and govt approval. Short sale not approved.” That answers the question of why the price is so low. The $110,000 price might be a total illusion since the lender has not agreed to a short-sale.

Exterior Photos

The listing included this street view of the house. It definitely looked a little rough, but then again, how old was this photo? We had nothing better to do, and so we ventured on over. Many other potential buyers packed the street, also wanting to see what less than 50 cents on the dollar could buy.

We started on the outside and walked around back. This photo is of the inside of the garage. It was taken from the side door, because junk was piled up and resting against the garage doors.

We continued around back, and this is what we saw next. Not only was the exterior rotting away and falling off, but it appears the floor joists are starting to disintegrate.

Here is another angle of this mess on the back of the house. We failed to take any other exterior shots, otherwise we could have shown you all of the vegetation growing out of nearly every conceivable place.

At this point, we had already decided to say “no” to this one. However, our curiosity got the best of us. It was time to venture inside. Here is the living room.

This turned out to be the nicest room in the house. It was probably kept much better than the rest of the house out of respect to Michael.

Not sure what room this is. Does it matter? It might of been upstairs, but we did not linger up there too long (remember the floor joists).

This is the room immediately to the left as you enter the house. We’re guessing it’s a fancy office. Great for the work from home crowd.

Sorry, but we did not take any kitchen or bathroom pictures. We would have if we had known we were going to write a blog post about this house. At the time, we just wanted to get out. On our way out the door, we stopped, turned around, and took one last picture of the grand entry.

We love a good challenge, but sometimes we have to say “no”. This was one of those times. It was beyond help, and it will not become a Bowport flip project. The extent of the damage to this house is unknown. The lender has not approved a short-sale, and judging by its current condition, it will require a short-sale to get a buyer truly interested. Otherwise it is headed to the foreclosure auction block.
